Since its inception, under the leadership of Mr. Gulam Roshan, Roshan Properties has differentiated itself by catering to high profile niche segments in the real estate market and has gained competitive advantage over the years. Whilst many competitors focus on purchase, leasing, sale and resale of residential and commercial properties, Roshan Properties focuses on retail and hotel sector. The current Middle East market is saturated by real estate firms; therefore, Roshan Properties follows a ‘Blue Ocean’ strategy. Whilst the existing competitors have made the ‘Blue Ocean’ into ‘Red’ by cut-throat high pressure, unsolicited sales techniques, Roshan Properties differentiates itself by choosing to attain an untapped market (high profile clients whose needs are retail, hotel and high end properties) which is untainted by competitors.

Roshan Properties began its journey into UAE’s Real Estate market in 2006 as ‘Black Hood Real Estate”. Whilst many competitors exited the UAE’s Real Estate market during the economic downturn in 2008, Mr. Roshan led Roshan Properties towards succession in-spite of the dynamic and volatile market conditions.



Under the watch full eye of Mr. Roshan, Roshan Properties was rebranded in 2013. The rebranding efforts contributed significantly to the success of Roshan Properties.
